This transformative shift, highlighted in its latest Q3 2025 financial report, positions the company at the forefront of the rapidly evolving digital landscape.
Forging a Major Alliance: The AWS Partnership
A cornerstone of Cipher's new direction is a monumental $5.5 billion, 15-year lease agreement with Amazon Web Services (AWS). Under this landmark deal, Cipher will supply high-performance infrastructure tailored for AI workloads, delivering 300 megawatts of capacity. This extensive infrastructure, featuring both air and liquid cooling systems, is slated for a phased deployment beginning July 2026, with rent payments commencing the following month. This partnership underscores Cipher's ambition to become a critical infrastructure provider for leading hyperscalers, marking a significant step forward with a Tier 1 client.
Pioneering Growth with the Colchis Project
Further solidifying its expansion, Cipher also announced a significant joint venture to develop a sprawling 1-gigawatt (GW) site in West Texas, aptly named "Colchis." This ambitious project, spanning 620 acres, sees Cipher funding the majority and securing approximately 95% equity ownership. The Colchis site boasts a 1 GW Direct Connect Agreement with American Electric Power (AEP), which will construct a dual interconnection facility targeting energization in 2028. Strategically located near an existing substation, this facility is designed to power large-scale AI and HPC data centers, demonstrating Cipher's commitment to building robust, future-proof infrastructure. Beyond these two flagship initiatives, Cipher's Q3 2025 results reveal a robust pipeline, including a prior 10-year hosting agreement with Fluidstack and Google. With total contracts now exceeding $8.5 billion and a 3.2 GW project pipeline, coupled with a $1.3 billion convertible note offering to fuel expansion, Cipher is rapidly transforming into a diversified computing powerhouse, strategically positioning itself to meet the burgeoning demands of the AI and HPC sectors.
