Bridging Crypto and Real Estate: Better Mortgage’s New Bitcoin-Backed Loans

Better Mortgage, in partnership with Coinbase, has officially launched a token-backed conforming mortgage that allows homeowners to leverage digital assets for property purchases. This innovative financial product enables borrowers to use their Bitcoin holdings to secure a down payment, providing a bridge between cryptocurrency wealth and traditional homeownership without requiring the immediate sale of assets.

A Strategic Dual-Loan Mechanism

The program utilizes a specific two-part loan structure to comply with traditional lending standards. Instead of using Bitcoin to secure the primary mortgage, the homebuyer takes out a standard first mortgage designed to meet Fannie Mae guidelines. A separate, secondary loan is then issued to provide the necessary cash for the down payment. This second loan is secured by both a second lien on the property and Bitcoin pledged to a Coinbase Prime custodial account. To manage risk, the program currently employs a 40% advance rate, requiring significant collateralization where $250,000 in Bitcoin might support a $100,000 down-payment loan.

Stability Against Volatility and Delinquency

One of the most notable features of this product is its protection against the high volatility of the crypto market. Unlike conventional crypto-collateralized loans, day-to-day Bitcoin price movements do not trigger margin calls or forced liquidations under the current public terms. Instead, the risk of liquidation is tied strictly to payment performance rather than asset price. If a borrower misses a payment, they are granted a 30-day window to bring the account current. Liquidation of the pledged Bitcoin is only considered if the borrower remains delinquent for 60 days, offering a layer of security for those looking to maintain long-term crypto positions. Applicants must maintain a minimum 680 FICO score and use a verified Coinbase account to participate in the program.
